Belair is the most sought-after residential district in Luxembourg City. Its reputation rests on three factors: the quality of the building stock (1920s–1970s manor houses, high-end condominiums, recent new-build), the stability of its population (senior executives, EU civil servants, established professionals) and the scarcity of available land. The market ranges from €8,500/sqm (older property to renovate, energy class H or I) to €16,000/sqm (premium new-build A++ with terrace and view), with a median around €11,500/sqm. Energy class E or F properties do not trade below €8,500/sqm; the lower prices seen elsewhere in the capital do not apply to Belair.
