MAPA Property brings together two partners who have practised real estate for nearly ten years, and an agency founded in Luxembourg in 2024. Our backgrounds in finance taught us the discipline of the verified detail and the value of discretion. These two principles shape the way we work.
We work under mandate, for a single interest at a time. This is the Anglo-Saxon buyer's agent model: when we represent a buyer, we defend that buyer alone, from the search through to signing. When we represent a seller, we defend their price and their terms. Our clients sense this clarity from the very first conversation.
Artificial intelligence is part of our everyday toolkit. It helps us cross-reference market data, spot properties before they come to market, and structure an analysis in a few hours where it once took days. But no algorithm walks through a door in our place, reads a room, or senses what is really at stake in a negotiation. Technology saves time. Judgement remains ours.
A significant part of our activity never appears anywhere. Confidential sales, off-market properties, bespoke searches: we operate away from the shop window, because that is exactly what our clients come to us for. Everything runs through a written framework: signed mandate, defined brief, contractual confidentiality. This discipline lets us move quickly and with peace of mind.
Over nearly ten years in the profession, we have advised several hundred clients: international families, executives, investors, family offices. Many would tell you they have never come across us in an advertisement. That is by design.
Where we operate
MAPA Property is a Luxembourg real estate agency combined with an international broking practice. Within the Grand Duchy, we cover the whole territory, with a strong presence in the centre, the south and the west. Internationally, we support our clients on request, wherever their projects take them, working with partners we select one by one, to the same standards we hold ourselves to.
Our role as international broker
MAPA Property represents a single interest at a time: that of its principal, whether buyer or seller.
In Luxembourg, we act as a licensed real estate agency and conduct the transaction ourselves. We also hold the European Professional Card, which allows us to operate on properties located in France, Germany and Italy.
Elsewhere, we act as a broker. Regulated acts, including negotiation and the transaction itself, are carried out by a licensed local agency that we select and that represents our principal on the ground. Our role is to define the requirement precisely, identify the properties, choose the right local partner, oversee the file, and remain our client's single point of contact through to signing.
This model complies with the regulations of each country and ensures continuous support, wherever the destination.
