Kirchberg

Kirchberg is Luxembourg's business and institutional district, built on a 365-hectare plateau since the 1960s to host EU institutions (Court of Justice, EIB, European Parliament). The real estate ecosystem is largely new and standardised: developments from 2000–2025 mostly rated A++ or A+, in vertical condominiums with services. The market ranges from €8,500 to €14,000/sqm for residential, with a premium for high-floor units, Alzette views or Klosegrënnchen Forest exposure. Rental demand is strong (EU civil servants, bankers, Big Four consultants), with 24–36 month leases common and very low vacancy risk. The T1 tram serves the entire district.
