Esch-sur-Alzette

Esch-sur-Alzette is Luxembourg's second city, 18 km south of the capital, undergoing full reconversion since the closure of its blast furnaces. Belval, the former steel site, now hosts the University of Luxembourg campus, the Rockhal venue and a mixed residential-office district. The city held the European Capital of Culture title in 2022. Market: €5,500 to €9,500/sqm. Main appeal: a noticeably better price/quality-of-life ratio than Luxembourg City, with direct connection to the capital (train, A4).
