The problem of unregulated off-market

In premium real estate, the bulk of high-value transactions are negotiated privately, outside the public market: close to two-thirds of high-end operations go through private and advised channels rather than open listings. But without a common framework, this so-called "confidential" market is rarely confidential in practice: a single property circulates from network to network, by email and messaging, through multiple intermediaries within weeks. The owner loses control of distribution, the price drifts with each intermediary, the property's characteristics end up diverging from one version to another.
