The real estate acquisition cost simulator provided by MAPA Property is a decision-support tool. The notices below set out its scope, limitations and the legal framework applicable to its use.
1. Nature of the information displayed
The estimates produced by the simulator are based on the compilation of official public sources (tax administrations, notarial chambers, regulatory authorities, ministries of finance and equivalent bodies) in the nine covered countries. All sources are identified and time-stamped within the simulator interface. The most recent global verification date is 12 May 2026. Rates, allowances, scales and thresholds may evolve between two verifications without MAPA Property being informed in real time.
2. No contractual value
The figures displayed are strictly indicative. They do not constitute an offer, a commitment, or any form of tax, legal, notarial, financial or investment advice. They may not be relied upon as binding against MAPA SYNERGY Sàrl or any of its representatives. No document generated by the simulator has any evidentiary or contractual value before a notary, tax authority, bank or court.
3. Methodological limitations
The simulator covers nine countries: Luxembourg, France, Belgium, Germany, Monaco, Switzerland, Italy, Spain and Portugal. Costs included are registration / transfer duties, regulated notarial fees, VAT applicable to new-build, and the main common-law allowances (first-time buyer, primary residence, family profile). Excluded are: agency fees, technical diagnostics, annual local taxes, condominium charges, loan interest, insurance, banking fees, currency conversion, the buyer's personal taxation (IR, IFI, capital gains) and any post-acquisition costs. Regional variability (German Länder, Spanish autonomous communities, Belgian regions, Swiss cantons) is integrated at the finest available granularity but remains indicative. Real estate regulation evolves frequently: a check with a locally licensed notary at the effective transaction date is essential.
4. Limitation of liability, MAPA SYNERGY Sàrl
MAPA SYNERGY Sàrl (RCS Luxembourg B241974, VAT LU 31988923, AE N°10108681/0-1-2-3), operating the MAPA Property brand, together with its directors, employees, partners and service providers, expressly declines any civil, tax or criminal liability with respect to the accuracy, completeness, availability or timeliness of the information displayed by the simulator, and with respect to acquisition, financing or investment decisions made on the basis of these estimates. No claim for damages may be brought against MAPA SYNERGY Sàrl on this basis.
5. User obligations
The user acknowledges that use of the simulator does not in any way release them from the MANDATORY consultation of a locally licensed notary in the country of acquisition, as well as, where applicable, of an independent tax advisor and a specialised lawyer. Any binding decision (signing of a preliminary contract, payment of a deposit, loan application, tax declaration) must rely on contradictory figures provided by these professionals and not on the simulator's estimates.
6. MAPA Property recommendation

7. Governing law and competent courts
This notice is governed by Luxembourg law. Any dispute relating to the use of the simulator or the interpretation of this notice shall fall within the exclusive jurisdiction of the District Courts of Luxembourg, notwithstanding plurality of defendants or third-party proceedings.
8. Modification of the notice
MAPA SYNERGY Sàrl reserves the right to modify, at any time and without notice, the parameters, sources and methodologies of the simulator as well as this legal notice. The version in force is the one accessible at the moment the simulator is used. It is the user's responsibility to keep informed of updates.
