Steinfort 2026: house, apartment and building plot prices

Julien Brebion · October 16, 2026

A commune in high demand

Steinfort has changed a great deal in recent years. Whole new neighbourhoods have been built, the commune has opened a new sports centre with a swimming pool, and a large multi-sports hall is under construction. As a result, it is now one of the most sought-after communes in the west of the country, especially among families looking for a house around twenty kilometres from the capital. Here is where the market stands, based on the prices we see in current sales and in our own transactions.

One commune, four villages

The commune of Steinfort, in the canton of Capellen, had 6,081 residents on 1 January 2025. They live in Steinfort itself (3,138 residents), Hagen (1,602), Kleinbettingen (1,174) and the small village of Grass (167). The commune borders Belgium, and Arlon is only a few minutes away.

For a buyer, these four villages form one single market. What moves the price is not so much the name of the village as the street, the type of plot and the immediate surroundings of the property.

Luxembourg City about 17 km away

Via the Route d'Arlon (N6), the centre of Luxembourg City is about 17 km away. The commune is also served by the A6 motorway, with junctions at Steinfort and Kleinbettingen, which runs past Mamer and Strassen before reaching the Croix de Gasperich interchange. Having two possible routes makes all the difference at rush hour: you simply take whichever is flowing better.

For those who prefer to leave the car at home, Kleinbettingen station is on CFL line 50, which links Luxembourg City and Arlon. Several bus lines also run from the four villages to the capital. And in Luxembourg, public transport is free.

A commune that invests

The new sports centre, built on the former site of the Roudemer cultural centre right next to the schools, has opened its swimming pool and gymnasium. It offers a 25-metre sports pool, a 25 by 10 metre multi-purpose pool with an area for non-swimmers, a sauna and a hammam. The second phase, now under construction, will add a large multi-sports hall with a climbing wall, a trampoline area and stands for 380 spectators. The whole project represents an investment of 45.3 million euros, 14.3 million of which is funded by the State.

On top of this come everyday shops, several gyms, quiet residential neighbourhoods and new apartment buildings. New housing developments keep coming, such as the Herrenfeld estate in Steinfort.

House prices in Steinfort

In Steinfort, a house now sells at the same price per square metre as an apartment: between 6,000 and 8,500 euros per square metre of living space, land included.

These figures are averages. They vary widely with the condition of the property: an older house that has not been renovated can sell well below this range, while a new or very recent house can sell well above it.

To give an idea:

Living spacePrice range
120 m² house€720,000 to €1,020,000
150 m² house€900,000 to €1,275,000
180 m² house€1,080,000 to €1,530,000

Where does a given house sit within this range? Four criteria make most of the difference:

Detached or semi-detached. A house that is free on all four sides sells at the top of the range. That makes sense: the plot it stands on is itself worth more (see below). A semi-detached or terraced house sits lower for a comparable size.

Location within the commune. A house in a quiet, recent residential development is not worth the same as one on a main road. The gap we see on building plots carries straight through to house prices.

Age and energy performance. A recent, well-insulated house with a good energy certificate sells with no work to plan for. An older house is negotiated with the cost of renovation in mind.

Plot size and outdoor space. Garden, terrace, garage, room to extend: for a family, every one of these counts.

Apartment prices

Apartments sell within the same average range, from 6,000 to 8,500 euros per square metre. Here too, an older unrenovated apartment can sit well below, and a new or very recent one well above. Two sales we completed in Steinfort this year illustrate this:

  • an 86 m² apartment with balcony and garage, sold for 640,000 euros, or around 7,440 euros per square metre;
  • a 115 m² apartment with balcony and garage, sold for 700,000 euros, or around 6,090 euros per square metre.

The price per square metre falls as the size goes up: that holds across the whole market. A large apartment attracts fewer buyers than a medium-sized one, and its total price is capped by what families can afford.

Building plot prices

In Luxembourg, land is priced per are (1 are = 100 m²). These are the levels we currently see:

Type of plotPrice per are
Plot free on all four sides, in a quality residential developmentaround €100,000
Plot for a semi-detached house, in a residential development€85,000 to €90,000
Plot on a main road with more traffic€75,000 to €80,000

In practice, a 5-are plot for a detached house in a residential development comes to around 500,000 euros. The same plot along a main road would rather sell for between 375,000 and 400,000 euros.

Mapa Property's position

We specialise in this region and know the commune street by street: the residential developments, the projects under way and how prices are moving.

Selling your house? Demand is there, but buyers compare. A price set on listings rather than on signed sales costs weeks, and often money in the end. To value your property, we cross-check several professional valuation methods. When we have recent sales of our own for comparable properties, those real prices are given priority in the weighting, alongside the other models. When we do not, the other methods take over, always cross-checked against each other, to reach the most accurate value. We then present your property first to the buyers we already work with, sometimes without any advertising. Request a valuation.

Looking for a house? Some properties in the commune sell without ever appearing on the portals. With a search mandate, we follow the market for you, including houses that are never advertised, and we only show you what genuinely fits your project.

Conclusion

Steinfort brings together what most families are looking for: space, brand-new facilities and the capital within easy reach by road or by train. Prices reflect that.

Whether you are selling at the right price or buying in the right place, everything comes down to the street, the type of plot and the condition of the property. That is where a good deal and a costly mistake part ways.

In Steinfort, the right price is read street by street, not commune by commune.
